Property Management Cleaning

Fast Deep Clean Essex

Property Management Cleaning Services in Essex & London

Property management cleaning services aren’t about finding another cleaner. You’ve got cleaners. You’ve got a different one for voids, one for the block in town, one your landlord insisted on, and one who stopped answering the phone in March.
What you’re looking for is one number to call that covers all of it, turns up when it says it will, and sends you something you can put in front of a landlord.
Fast Deep Clean works with letting agents, block managers, landlords and property professionals across Chelmsford, Essex and London across whole portfolios, with one contact, one specification and one invoice.

Cleaning Services for Property Managers, Agents & Landlords

Every property manager we speak to has the same three problems, and none of them are about cleaning quality.

Nobody answers in the window that matters

A void needs turning in four days. The cleaner can do it in two weeks. The property sits empty and the landlord asks why.

Everything is a separate conversation

Different contractors per service, per property type, per landlord. Four invoices, four standards, four people to chase.

Nothing is evident

The clean happened, probably. There's no record, no photos, and when the outgoing tenant disputes a deposit deduction you've got nothing to submit.

We built our portfolio service around those three things specifically.

Everything a Portfolio Needs

Every turnover follows a fixed checklist so your property is presented identically, every single time whether it’s your regular cleaner or a cover team.

Void and End of Tenancy Cleaning

The core of it. Properties turned between tenancies to a standard that satisfies inventory clerks and holds up in a deposit dispute because our checklist is built around check-out inspection criteria rather than a domestic clean.
Full kitchen degreasing including oven and appliances, bathroom descaling and sanitisation, all rooms, cupboards, windows and floors, with carpet cleaning available alongside

Communal Area Cleaning for Blocks

Scheduled cleaning of entrance lobbies, hallways, staircases, landings, lifts, bin stores, refuse areas, external walkways and car parks. This is the service leaseholders judge a managing agent on. It’s also the one that generates complaints faster than anything else when it slips, because residents walk through it twice a day and can see exactly what wasn’t done. We work to a written specification with defined frequencies, so at an AGM you can show what’s being paid for out of the service charge and evidence that it’s being delivered.

After-Builders and Refurbishment Cleaning

Sparkle cleans after a refurbishment, conversion or remedial works, so the property goes back on the market ready to photograph and view rather than needing a second visit.

Deep Cleans and Periodic Work

Carpet and upholstery deep extraction, hard floor stripping and sealing, window cleaning, high-level cleaning, oven deep cleans, and full property deep cleans on landlord instruction.

Pre-Tenancy and Move-In Preparation

The final clean before a tenant takes the keys. First impressions on move-in day set the tone of a tenancy and directly affect how a property is handed back at the end of it.

Commercial Property

If your portfolio includes offices, retail units, industrial space or mixed-use buildings, we handle those too office cleaning, warehouse cleaning and commercial voids.
See our commercial cleaning services.

Short-Let and Holiday Property Changeovers

For agents and managers handling serviced accommodation, Airbnb and holiday lets changeover cleaning with linen, restocking, photo reports and damage reporting.
See: Airbnb Cleaning and holiday let cleaning.

HMO and Shared House Cleaning

Regular communal kitchen, bathroom and hallway cleaning in shared houses. Weekly or fortnightly cleaning in an HMO costs a fraction of what a neglected property costs at turnaround and prevents most of the tenant complaints that land on your desk.

Reactive and Emergency Work

Post-eviction and abandoned property cleaning, hoarding and heavy-soiling situations, post-flood and post-leak cleaning, mould treatment, and pest-related sanitisation after treatment. These are the jobs nobody wants and every portfolio eventually has. We don't refuse them and we quote them honestly.

How Working With Us Is Different

One point of contact

A named account manager who knows your portfolio, not a general enquiry line. Same person every time.

Consistent teams

The same operatives work your portfolio and learn your buildings, your standards and your landlords' expectations.

Turnaround windows that fit the timescales

Most voids booked and completed within days, not weeks. Tell us the re-let date and we'll work back from it or tell you straight away if it isn't achievable.

A written specification per service type

So "it wasn't done properly" becomes a factual conversation against a document rather than an argument.

Condition reporting

Damage, wear, mould, leaks, missing items, failed appliances and anything that needs a trade reported with photos while we're there. You find out on Tuesday instead of at a viewing on Saturday.

Photo reports on every job

Date-stamped photographs of the completed property sent to you before you need them. Sign off without driving there. Send them to the landlord. Submit them if a deposit is disputed.

Invoicing that fits how you work

Per property, per landlord, or consolidated monthly across the portfolio. Whatever your accounts process actually needs.

Who we serve

A Note on Fire Safety in Communal Areas

Our teams are in your blocks every week, and there are things we see that matter more than the cleaning.
Items stored in escape routes, obstructed corridors and stairwells, propped-open or damaged fire doors, blocked bin store access, and failed emergency lighting. Under the Fire Safety Order and the tightened obligations following the Building Safety Act, these sit squarely with you as the responsible person.
We report them, with photographs, as a matter of routine. We’re not fire risk assessors and we won’t pretend to be but we’re on site more often than anyone else and it costs nothing to tell you what we’ve seen.
Managing agents tell us this is one of the more useful things we do.

How It Works

Getting Started With a Portfolio

A conversation, not a quote form

Tell us the portfolio how many properties, what types, where, and what's currently failing.

Scoped pricing

Fixed rates per property type and service, so you can price a job the moment a landlord asks, without waiting for a quote.

A trial property

Most agents start us on one or two properties before committing anything. We'd rather earn it than be given it.

Scale up

Once the standard is proven, we take on volume, agree turnaround SLAs and set up the reporting and invoicing format that suits your process.

FAQs

Frequently Asked Questions

Do you work with letting agents and managing agents directly?
Yes, agents are a significant part of what we do. We work to your specification, report per property, and invoice however suits your process, whether that’s per property, per landlord or consolidated monthly.
Most voids are booked and completed within a few days. Tell us the re-let or viewing date and we’ll work back from it. If a window genuinely isn’t achievable we’ll say so immediately rather than accepting it and letting you find out later.
Yes. Volume pricing applies across multiple properties, and we’ll agree fixed rates per property type and service so you can price a job for a landlord instantly without waiting on a quote.
Yes. Lobbies, hallways, staircases, landings, lifts, bin stores and external areas, cleaned to a written specification at defined frequencies which also gives you something concrete to show leaseholders at an AGM when service charge questions come up.
No. Most agents start with a trial property or two and scale up once the standard is proven. We’d rather earn the portfolio than tie you into it.
Date-stamped photographs of the completed property after every job, plus a completion record. Agents use these to sign off remotely, send to landlords, and submit as evidence where a deposit deduction is disputed.
Yes, with notice. We run multiple crews concurrently across a portfolio in a fixed window. For student stock that means planning from January see our student accommodation cleaning page.
Will you report damage and maintenance issues?
Yes, with photographs, as standard. Damage, mould, leaks, missing items, failed appliances and anything needing a trade. In communal blocks we also report obstructed escape routes, damaged or propped fire doors and failed emergency lighting.
Yes. Hoarding, abandonment, heavy soiling, post-flood and mould situations. These need specialist handling and honest quoting rather than a standard end of tenancy price, and that’s how we approach them.
Whichever you prefer. For occupied properties we’ll arrange access with the tenant directly if you’d rather not coordinate it, and our teams carry ID and wear uniform so tenants know who’s at the door.
Key safes, collections from your office, or held key sets with a signed record of what we hold and who holds it. Whatever fits your existing process.
Yes. Offices, retail units, industrial space and commercial voids alongside residential stock, under the same arrangement and the same point of contact.
Tell us within 48 hours and we’ll return and put it right at no charge. In practice the photo report usually settles it before it gets that far, which is largely why we do them.

One contact. One standard. Every property.
