Holiday Let Cleaning and Changeover Services in Essex

Saturday, 10am. Guests out. Saturday, 4pm. New guests in. Six hours, a full cottage, four beds, a hot tub, and you live ninety miles away.
That’s the job. Every week, all season, and it has to go right every single time because there’s no second chance and no way for you to check.
Fast Deep Clean provides professional cleaning services in Essex for holiday let owners and agencies who need a team that treats the changeover window as a deadline, not a guideline.

Who we serve

The Changeover Window

Everything about the holiday lets cleaning come down to one fixed block of hours. Most self-catering properties run a Friday or Saturday changeover, guests out by 10am and new arrivals from 4pm. That’s six hours to strip and remake every bed, clean a full house, deal with a kitchen that’s been cooked in for a week, service a hot tub, restock, check for damage, and leave it looking like the listing photos.

It doesn’t stretch: Guests arrive early. Departing guests leave late. And in peak season your property is booked every week from May to September with no gap to catch up in.
We staff and plan around that reality:
Crew sized to the property: A four-bedroom cottage with a hot tub doesn’t get one cleaner and optimism. We send the number of people the window actually requires.
Fixed changeover slots: Your property is booked into a weekly route with a guaranteed window, not fitted in when there’s a gap.
Peak season capacity held in advance: Summer Saturdays are the single most contested resource in this industry. We plan the season with our owners at the start of it.

What a Changeover Includes

Beds and linen

Every bed stripped and remade with fresh laundered linen, presented to the standard your listing photos promise. Mattress protectors checked, spare bedding checked, sofa beds and travel cots made up where booked.

Bathrooms

Showers, baths, basins, toilets and screens cleaned and descaled. Mirrors and chrome polished. Fresh towel sets laid out, including hand towels and bath mats. Toiletries and toilet roll replenished.

Living areas and throughout

Surfaces dusted, sofas vacuumed and cushions reset, wood burners cleared and laid where applicable, floors vacuumed and mopped, windows and glass checked, cobwebs cleared.

Outdoor spaces

Garden furniture wiped, patio swept, BBQ cleaned, outdoor seating cushions checked and set out. In coastal properties, sand is a constant and we deal with it properly.

Kitchen

This is where holidays differ from short city stays; guests cook for a week. Oven, hob and extractor cleaned, microwave and kettle wiped, fridge and freezer sanitised, dishwasher emptied, crockery and glassware checked, bins emptied and removed.

Checks and reset

Every room checked for guest belongings, damage and missing items. Welcome pack and information folder reset. Consumables restocked. Heating and lighting set as you want the property to be found.

Deep Cleaning

Deep Cleans Between Seasons

A weekly changeover keeps a property guest-ready. It doesn’t reset it. For a more thorough deep cleaning service, we can schedule a full property reset between seasons. Over a season, properties accumulate the things a six-hour window can never address: carpets, upholstery, mattresses, limescale, oven interiors, high-level dust, windows, skirting and grout.
We schedule an annual or biannual deep clean in the quiet period, typically November to February, covering:

Book it in autumn. It’s the one job that gets forgotten and the one that most affects your reviews the following summer.

Hot Tubs

Hot tubs are the biggest booking driver in the self-catering market and the biggest liability in it. We drain, clean, refill and chemically balance hot tubs between guests, and record water test readings as part of the changeover. A note worth making plainly: a hot tub in a commercially let property is a business asset, not a domestic one, and falls under HSG282 guidance for managing legionella and other infection risks in spa pool systems. That means defined water treatment, testing and record keeping and it's your legal responsibility as the operator, not something a cleaner absorbs informally. We carry out the servicing and keep the records for you. Formal risk assessment and any remedial work on the system itself sits with a specialist spa contractor.

Linen

Linen is the thing that breaks most holiday let operations, because it's not a cleaning problem it's a logistics problem. Two guests, one washing machine, six hours. Our linen service supplies laundered, hotel-quality bed linen and towels, rotated each changeover. Nothing washes on site, nothing waits to dry, and you never have a Saturday where the duvet covers aren't ready. Or we use yours: If you already hold stock or use a local laundry, we'll work with it by stripping, bagging and handing over for collection, and making up with the fresh set. Either way, we'll tell you if your stock is running thin or items are going missing, which they always are.

Fast Deep Clean Essex

For Owners Who Aren't There

Most of our holiday let owners have never met us in person, because they live nowhere near the property. So the service is built around that.

Photo report after every changeover

Date-stamped photos of every room, sent to your phone or inbox before guests arrive. That's how you know it's done, not a text saying "all finished."

Damage and issue reporting the same day

Breakages, stains, burns, missing items, guests who've clearly had more people staying than they booked for. Reported with photos in time for you to raise it or claim it.

Stock monitoring

Consumables, linen counts and inventory checked so you're not finding out at 3pm on a Saturday.

Key management

Key safes, smart locks or a local key holder. You don't need
to be involved.

Maintenance flagged early

A dripping tap, a blown bulb, a stiff lock, a dead smoke alarm battery, a fence panel down after a storm. We're on your property every week, we're your eyes on it. Small things flagged now are not five-star reviews lost later.

Who we serve

Properties We Look After

Coastal cottages and beach houses, rural and village cottages, converted barns and farm buildings, lodges and cabins, larger group and multi-family properties, self-catering apartments, and holiday homes let through agencies including Sykes, Cottages.com, Booking.com and owners’ own sites.
Letting through an agency? We’re used to working to agency standards and turnaround requirements, and we’ll deal with the property manager directly if that’s easier for you.

FAQs

Frequently Asked Questions

How much does the holiday let cleaning cost?
Changeover cleaning is priced per visit based on the size of the property, the number of bedrooms and bathrooms, whether a hot tub is involved, and whether linen is included. A two-bedroom cottage sits at one end; a six-bedroom group property with a hot tub at the other. Owners on a full-season schedule pay less per changeover than occasional bookings. We quote a fixed per-changeover price so you can build it into your cleaning charge with confidence.
A two-bedroom cottage typically takes two to three hours with a team of two. A four to six-bedroom property with a hot tub and full linen change usually needs a larger team across the full window. We size the crew to finish comfortably inside your changeover slot, not to just about scrape it.
Standard, deadline and consequence. A domestic clean can be finished next time; a changeover cannot. It also involves work a domestic clean never touches full linen changeover, inventory and damage checks, restocking, hot tub servicing, and presentation to listing-photo standards for paying guests who will review it publicly.
We can. Our linen service supplies and rotates laundered hotel-quality bed linen and towels each changeover, so nothing has to wash or dry on site. Alternatively we’ll work with your own stock or your existing laundry, stripping and bagging for collection and making up with the fresh set.
Yes. We drain, clean, refill and chemically balance hot tubs between guests and record water test readings as part of the changeover. Formal legionella risk assessment and work on the system itself is a specialist discipline that sits with a spa contractor, as it should but the weekly servicing and record keeping we handle.
Yes, the same day, with photographs. Breakages, stains, burns, missing items and evidence of more guests than were booked are all reported in time for you to act on the security deposit or raise it with your agency
Do you work with letting agencies?
Yes. We work to agency standards and turnaround requirements and can liaise directly with your property manager if you’d rather not be the go-between.
Key safe, smart lock or a local key holder whatever you already have. Most of our owners are never present and never need to be.
Yes, subject to availability. Short breaks and mid-week bookings are increasingly common and we build them into the route where we can. In peak season we’ll be honest with you about what’s possible rather than promising and letting you down.
Yes, and it’s the best time to do the work a changeover can’t. Deep cleans, carpet and upholstery extraction, mattress cleaning, oven strips, descaling and window cleaning are all best scheduled between November and February.
It happens most weeks. We build a little contingency into the schedule and will call you if a late departure genuinely threatens the arrival time, so you can manage the incoming guests’ expectations rather than being surprised.

Similar, but the pattern is different: shorter stays, back-to-back bookings and unpredictable windows rather than a fixed weekly changeover day. See our Airbnb cleaning service page for how we handle those.
